For our client we are looking for a Technical Property Manager.

Scope of Service

The Supplier shall provide a Technical Property Management service supporting

our client´s operations in Gothenburg. The service shall ensure safe, compliant, cost

efficient, and well-maintained facilities through proactive management of properties,

technical systems, maintenance activities, and facility-related projects.

The service shall include, but not be limited to:

• Management and coordination of property-related operational issues, incidents, and service requests.
• Inspection and supervision of facilities and outdoor areas to ensure safety, functionality, regulatory compliance, and operational readiness.
• Planning, coordination, and follow-up of preventive and corrective maintenance activities, renovations, refurbishments, repairs, and facility upgrades.
• Management of minor facility projects, office adaptations, relocations, and workplace improvements.
• Preparation and management of project scopes, schedules, budgets, and resource requirements.
• Monitoring project execution to ensure delivery within agreed timelines, budget, quality standards, and regulatory requirements.
• Specification and coordination of external service providers in areas such as construction, electrical services, water systems, cleaning, and other facility related services.
• Management of supplier and contractor performance, including follow-up of service quality, delivery performance, and continuous improvement initiatives.
• Participation in Health, Safety and Environment (HSE) activities, safety rounds, audits, and compliance-related routines.
• Participation in property councils and provision of recommendations supporting long-term facility and real estate strategies.
• Development and follow-up of cleaning plans and workplace standards to ensure required hygiene and cleanliness levels.
• Coordination of facility administration activities including facility-related expenses, office services, parking allocation, and workplace support.
• Evaluation and analysis of property-related opportunities, investments, and cost-benefit scenarios to support business decisions.

Supplier Requirements

The Supplier shall assign consultant(s) with;

• Minimum 3-5 years of experience in technical property management.
• Relevant education within Real Estate, Facility Management, Construction Management, Engineering, or similar disciplines.
• Proficiency in written and spoken Swedish and English.
• Strong technical understanding of building systems, maintenance management, and facility operations.
• Knowledge of project management methodologies and applicable regulatory requirements.
• Experience working with Microsoft Office applications, particularly Excel.
• Experience with SAP/SRM is advantageous.
• Strong stakeholder management, communication, and coordination skills.
• Ability to manage multiple activities simultaneously and respond effectively to operational disruptions and emergencies.
• A valid Category B driver's licence.

Service KPIs

• 100% of agreed projects delivered within approved timelines and budgets.
• 100% of planned preventive maintenance activities completed on schedule.
• 100% of IA-related issues resolved before each quarterly AMK review.
• Minimum 95% on-site presence at our client´s facilities during agreed service hours.

• Service provided with minimal operational support from Polestar following onboarding period.
